DESIGN PROCESS
Pre-Design - Consultation with the client to determine project goals and requirements, focusing what is most important for the project. Information is gathered to be used in the schematic design phase. This includes preliminary site analysis, programming, code/zoning review, budgeting, and scheduling.
Schematic Design - A rough shape of the project is developed from the information gathered in the pre-design phase. Project objectives, base plans, and schematic design options are created for consideration for the project. Also any other media is used ti illustrate the concepts of the design showing spatial relationships, scale, and form for the client to review.
Design Development - The design is refined and revised. Drawings are developed based on the selected schematic design. The size and relationship of spaces, the overall volume of the project, and further exterior elevations are developed. Considerations of additional begin to be included into the designs, structural, mechanical, lighting, as well as any other special considerations.
Construction Documents - Information for the project is pit into a detailed set of drawings (and specifications if needed) that will be used by the contractor for pricing and construction. The drawings and materials are created into a higher level of detail based on the projects requirements.
Bidding/Pricing/Negotiation - In the design-bid-build process two or more contractors are selected to competitively bid the project based on the drawings and specifications, referred to as the construction documents. Bidders submit prices and list of subcontractors, bids are evaluated. and the project is awarded to the contractor of the clients choice. For privately funded projects the project does not have to go to the lowest bidder.
Design-Build format is an alternate to design-bid-build, design-build is a collaborative process that involves the contractor in the design process, helping to develop and refine pricing along the way. It guarantees the contractor the project at the end of the construction documents phase and reduces miscommunication between the designer and the contractor. Both means of development are regularly used, which is best for the project depends on a series of factors.
Construction Observation - Once the project has started, we act as agent on site, monitor progress, review applications for payment, and observe conformance with the construction documents. We do not instruct the contractor how to do the work, the contractor is in charge of the means and methods of construction
Additional Services - 3D models/renderings, physical models, meetings and materials for regulatory review, and media materials of proposed projects for display or use to promote interest for upcoming projects con be created for a project.
